General

What does Necrocaser actually deliver?

We deliver interior concept packages — not construction, not furniture, not licensing. Each package includes annotated floor plans, elevation drawings, fixture schedules, lighting plans, material palettes, and FF&E specifications. Deliverables are provided as PDF and editable DWG/XLS files. Your contractor, architect, and suppliers use our plans to execute the fit-out.

Do you sell or supply furniture?

No. We specify furniture dimensions, quantities, and performance requirements (e.g. chair seat height 45 cm, table top 70×70 cm, upholstery with Martindale rating ≥40,000 cycles). We do not sell, supply, or receive commission from furniture vendors. This independence ensures our specifications serve your project, not a supplier's inventory.

What areas do you serve?

Our studio is in Lisbon and most projects are in the Lisbon metropolitan area (Lisboa, Cascais, Sintra, Almada, Setúbal). We accept projects elsewhere in Portugal by arrangement — on-site visits outside Lisbon incur a travel charge of €0.45/km from our São Bento studio.

Can you manage the construction?

No. We are a concept studio, not a general contractor. We optionally offer a contractor briefing session (€290) where your build team walks through the plans with our designer, but we do not manage trades, procure materials, or supervise on-site work.

Pricing & payment

Are your prices fixed or estimates?

Every project receives a fixed-price quote after the initial consultation. The quote specifies the exact package tier, deliverables, timeline, and total cost. There are no hourly overruns or hidden fees. Additional revision rounds beyond the two included are available at €540 per major round, quoted before work begins.

Do prices include VAT?

All prices on this website and in our quotes exclude VAT (IVA 23%). VAT is added to invoices issued under Portuguese tax law. For example, a €2,350 concept package is invoiced at €2,890.50 including IVA.

What is the minimum project cost?

Our most affordable package is the Compact Café Layout at €1,850 (excl. VAT). The minimum deposit is €740 (40% of €1,850). Initial consultations are €95 (studio/video) or €165 (on-site in Lisbon), credited in full if you proceed within 30 days.

What payment methods do you accept?

Bank transfer only. We provide our IBAN on the invoice. Payment schedule: 40% deposit upon brief approval, 60% balance upon final delivery. We do not accept cash, credit cards, or cryptocurrency.

Process & timeline

How long does a project take?

Timelines depend on the package: compact café layouts take 3 weeks, standard café and bar projects take 3–5 weeks, and restaurant projects take 5–7 weeks. These timelines assume prompt client feedback at each review stage. Expedited delivery (50% timeline reduction) is available for €750, subject to studio availability.

How many revisions are included?

Two revision rounds are included in every package. Round one occurs after concept presentation (layout direction). Round two occurs after detail design delivery (furniture placement, materials, lighting adjustments). Major scope changes (new zones, expanded floor area) count as add-on revision rounds at €540 each.

What do I need to provide at the start?

At minimum: floor dimensions (or architectural drawings), lease or property details, target cover count, service style description, and approximate fit-out budget range. If architectural drawings are unavailable, we conduct a site visit (included for projects above €2,500; €350 add-on otherwise).

Who owns the design when it's finished?

You do. Upon full payment, all intellectual property in the concept package transfers to you. We retain the right to reference the project anonymously in our portfolio (as shown in our case studies) unless you request otherwise in writing.

Technical

Do your plans comply with Portuguese accessibility law?

Yes. Every package includes compliance checks against Decree-Law 163/2006 (accessibility in public buildings). Restaurant packages include a full accessibility audit. We specify route widths, ramp gradients, accessible seating, and restroom requirements — but obtaining formal accessibility certification is your contractor's responsibility.

Can you design the kitchen?

We integrate with your kitchen consultant's or architect's kitchen layout — we do not design commercial kitchens ourselves. Our restaurant package includes kitchen pass sightline analysis, server approach routes, and service corridor layout, all coordinated with the kitchen plan you provide or commission separately.

What file formats do you deliver?

Floor plans and elevations: PDF (annotated) + DWG (editable, AutoCAD 2018 compatible). Schedules and specifications: PDF + XLS. Lighting plans and material palettes: PDF. Project summary memo: PDF. All files are delivered via secure download link; physical prints are not included.
